The Senior Project Director oversees the planning, design, construction, transition, warranty administration, and long-term performance of multiple Brightview communities. This role provides technical expertise and strategic oversight to ensure projects are delivered on time, within budget, and to established quality standards. The Senior Project Director collaborates across departments, mentors Project Directors, manages project risks, and drives improvements within the Design and Construction team. Responsibilities
- Maintain accountability for multiple projects across various phases of the project lifecycle.
- Manage projects through the key stages of development and construction, including feasibility, due diligence, entitlement, design documentation, financing support, scheduling, Brightview Design Standards, risk management, construction, turnover, opening, warranty administration, and post-occupancy support, while maintaining the level of detail and quality Brightview is known for.
- Lead the negotiation, documentation, and administration of consultant, contractor, and preferred partner agreements, including AIA contracts, change orders, claims, delay negotiations, and final project closeout procedures.
- Review and negotiate contractor requests, proposed change orders, cost proposals, CPM schedules, and delay claims to ensure fair value, accountability, and appropriate cost and schedule impacts.
- Manage, track, and report on project financial health through monthly development budget reviews, including budget-to-actual performance, cost forecasting, contingency review, and projected final costs for internal and external stakeholders.
- Proactively identify, communicate, and mitigate project risks related to budgets, schedules, design, constructability, regulatory compliance, labor availability, supply chain disruptions, and operations before they become project issues.
- Drive process improvements by identifying inefficiencies, developing innovative solutions, and leading implementation.
- Demonstrate expert-level understanding of the complete Brightview development lifecycle, from land acquisition through long-term operational support, while applying the holistic One Brightview approach across all company functions
- Serve as the primary internal mentor and resource for Project Directors, sharing institutional knowledge and helping them evaluate options to reach sound project decisions.
- Provide expert guidance on contracts, budgets, schedules, change orders, claims, entitlement challenges, risk mitigation approaches, and overall project strategies.
- Proactively intervene and support stressed, challenged, or underperforming projects across the portfolio.
Supervisory Responsibilities:
In partnership with the VP of Design and Construction, the Senior Project Director provides lessons learned, experience, coaching, mentoring, and guidance to Project Directors and the broader team. Although the role does not currently include direct supervisory responsibilities, the Senior Project Director is expected to help strengthen the Design and Construction team through collaboration, shared ideas, and consistent support.
Salary Range
USD $170,000.00 - USD $200,000.00 /Yr.
Compensation Disclosure
The salary range mentioned above reflects the potential pay for this role and does not include bonuses or additional incentives (if applicable), nor does it include the value of our benefit program. Offers will consider factors like experience, qualifications, location, community size (if relevant), certifications/training, etc. Brightview regularly reviews and adjusts compensation ranges.
Qualifications
- Bachelor's degree in construction management, engineering, architecture, real estate development, or a related field.
- 10+ years of progressively responsible experience managing complex ground-up development and construction projects, preferably in Class A or luxury housing including senior living, multifamily housing, hospitality, healthcare, or comparable development experience.
- Demonstrated history managing multiple $75M+ projects simultaneously through feasibility, entitlement, design, construction, turnover, opening, and warranty phases.
- Proven experience developing, negotiating, and administering complex contractual and project-related matters, including AIA contracts, agreements, claims, delay negotiations, and project closeout procedures.
- Experience managing large development budgets and portfolio-level financial oversight.
- Exceptional verbal and written communication skills, with the ability to adapt communication style, build consensus, and maintain strong relationships with internal and external consultants, subject matter experts, and stakeholders.
- Strong leadership, mentoring, organizational, and time-management skills, with the ability to manage multiple projects and deadlines in a fast-paced environment.
- Ability to demonstrate flexibility and adaptability in a dynamic environment.
- Proficiency with Microsoft Office applications, including Outlook, Teams, Word, Excel, and Project, as well as Procore and other project management software.
