Primary Purpose of Department
The mission of Facilities Management is to provide a quality learning, research, and living environment for the benefit of students, faculty, staff, and the community by planning, building, operating, and maintaining the campus of the University of North Carolina at Charlotte.
Primary Purpose of Position
The Commissioning Specialist serves as the University's in-house commissioning representative, ensuring that new construction, renovations, and existing building systems meet institutional standards for performance, reliability, energy efficiency, and long-term maintainability. Unlike third-party commissioning consultants, this role maintains a long-term perspective on building performance, emphasizing reduced warranty risk, optimized system operations, and strong collaboration with Maintenance Operations & Engineering staff. The Specialist supports the full project lifecycle-from design review through warranty-while also contributing to retro-commissioning and campus sustainability initiatives.
This position works closely with Planning, Design & Construction, Maintenance Operations & Engineering, and external design and construction partners to ensure smooth system turnover and lasting operational success.
Summary of Position Responsibilities

  • This role is responsible for ensuring building systems are designed, installed, and operated to achieve optimal performance, efficiency, and long-term reliability across the campus. The position supports projects from design through construction, turnover, and ongoing operations.
  • Key responsibilities include reviewing designs for compliance with standards and energy goals, developing and executing commissioning plans, and verifying system performance through site inspections and functional testing. The role also leads efforts to ensure smooth project turnover by validating documentation, coordinating staff training, and supporting warranty activities.
  • In addition, this position contributes to the continuous improvement of existing facilities through retro-commissioning, system optimization, and support of sustainability initiatives, while serving as a key liaison between project delivery teams and operations to promote consistency and long-term system performance.

Minimum Education/Experience
  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Building Science, or a related field (Equivalent experience may be considered instead of a degree)
Preferred Education, Knowledge, Skills and Experience

  • 3-5 years of experience in commissioning, HVAC systems, building automation/DDC controls, or facility engineering
  • Experience supporting design review, construction coordination, or system testing preferred

Necessary Certifications/Licenses

  • Certified Commissioning Professional (CCP)
  • Commissioning Authority (CxA)
  • Certified Energy Manager (CEM) or similar
