About The Job: The Land Manager will act as a liaison between internal groups, external developers, and landowners to build strategic partnerships for Vulcan's real estate assets in our Northeast Division. This position is responsible for acquiring property for potential use within our division and developing a long-term property management strategy to maximize the value of currently owned property. This role encompasses the supervision and administration of land for various purposes, including development, conservation, and resource management. What You'll Do:
Primary Duties: Assist in the approval of land-related capital requests. Develop comprehensive knowledge of assigned sites and establish a working rapport with operations. Work with functional areas in land management responsibilities. Implement greenfield strategies. Transaction Management: Negotiate and close all acquisitions, dispositions, leases, and other land-related transactions. Handle all renewals, amendments, and all lessor communication while maintaining all agreements in good standing. External Liaison: Work with brokers, lawyers, title companies, and surveyors to close real estate transactions in a timely and efficient manner with minimal supervision. Support Post-Mining Uses: Support the rehabilitation of sites to optimize post-operational use and disposition. Assist with the divestiture of surplus properties. Strategic Team Support: Support and contribute to the Land Management team and continually foster established Land Management Best Practices.
Qualifications
Skills You'll Need:
Education: Bachelor's degree in Real Estate, Civil Engineering, Urban Planning, Business Administration, or a related field is required. A Master's degree in a relevant discipline is advantageous. Experience: Real Estate professional with at least 5 years' experience in the management of a diverse real estate portfolio, preferably in an industrial corporate setting. Knowledge: Solid understanding of real estate laws, zoning, land use regulations, environmental policies, and experience in negotiating real estate contracts. Analytical Thinking: Ability to analyze complex data, assess land value and market conditions, identify potential risks, and find creative solutions. Organizational Skills: Strong demonstrated sense of urgency and coordination skills to handle multiple, simultaneous priorities and projects. Technology Skills: Proficiency in Microsoft Office Suite (especially Excel), GIS tools, land mapping software, and project management software. Communication: Strong verbal and written communication skills are essential for engaging diverse stakeholders. Travel: Ability to travel across the footprint of the assigned area and other locations as needed.
