JOB SUMMARY:
The Post Closer ensures the receipt of closing packages from the closing agent, completes a post-closing audit of the loan file, obtains deficient or missing documents, places documents in proper order in the loan file, prepares boarding package for Loan Servicing and provides final documents to investors, outside auditors and agencies for guaranty or insurance. Consistently gains the confidence and trust of others through honesty, integrity, and authenticity.

ESSENTIAL DUTIES AND RESPONSIBILITIES:



  • Follow-up with closing agents to obtain closed loan packages in a timely manner.
  • Updates Loan Origination System (LOS) noting receipt of the closed loan package and follow-up final documents to ensure receipt of the recorded documents and final title policy.
  • Completes a post-closing audit of the closing documents to ensure the Loan Closer properly prepared the closing documents based on the loan approval from Underwriting. May submit agency files for guaranty or insurance.
  • Verifies all closing documents were properly executed by all required parties.
  • Follow-up with closing agent to correct deficient documents and/or obtain missing documents.
  • Prepare the loan boarding package for Loan Servicing including copying the required documentation.
  • Places the loan closing documents in the proper file order in the loan file.
  • Prepare and send good-bye letters to borrowers; answer borrower questions as needed on loan transfers.
  • Prepare and send appropriate files (FHA, VA, USDA) to outside auditors.
  • Upon receipt of the recorded mortgage and riders, verifies the documents were properly executed, notarized, and recorded in the correct county.
  • Upon receipt of the final title policy, verifies correct parties are in title, all standard exceptions have been deleted and no unacceptable exceptions have been added.
  • Provide final documents to investors within 120 days of loan being sold.
  • Provide back-up in secondary marketing as needed including loan shipping and MERS transfers.
  • Adheres to the highest legal and ethical standards applicable to our industry, while observing both the spirit and letter of all government regulations and laws, Bank policies and procedures.
  • Adheres to Seacoast Bank's Code of Conduct.


EDUCATION and/or EXPERIENCE:



  • High School diploma is required. Associate's degree (A. A.) or equivalent from two-year College or technical school is preferred.
  • Three years of experience with mortgage loan documents or five years experience with general loan documents.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • To perform this job successfully, an individual should have knowledge of Database software; Spreadsheet software and Word Processing software.
