Join our team as a Regional Property Manager within the Denver Area!
Gorman & Company is seeking a highly skilled, hands-on Regional Property Manager to lead our Denver area portfolio, which includes 7 affordable housing communities totaling 698 units. This is one of our most complex and challenging portfolios-requiring a proven leader who excels in stabilizing distressed properties, navigating tough situations, and driving operational turnaround. What You'll Do:
- Lead and support on-site teams-recruit, coach, and mentor staff to stabilize operations and improve performance.
- Be a visible leader in the field, regularly visiting communities to provide real-time support and leadership.
- Oversee financial and operational performance: drive occupancy, reduce delinquency, manage budgets, and guide teams through transitions.
- Ensure compliance with all affordable housing programs (LIHTC, Section 8, Public Housing, etc.).
- Respond proactively to operational issues, staffing gaps, or community challenges-often under tight timelines.
- Serve as interim Property Manager when needed, stepping in to stabilize individual communities during vacancies.
- Cultivate partnerships with resident services and local agencies to support vulnerable populations.
What You Bring:
- 5+ years of property or regional management experience, with a strong background in handling distressed or underperforming portfolios.
- Deep understanding of affordable housing compliance (LIHTC, HUD, Section 8) and regulatory requirements.
- History of improving operations at challenging communities-driving occupancy, reducing turnover, and building cohesive site teams.
- Experience working with diverse resident populations, including veterans, people experiencing homelessness, and individuals with disabilities.
- Resilient, resourceful, and composed-especially in high-pressure or unpredictable situations.
- Must have a valid driver's license and the ability to travel frequently within the Denver metro area.
