What this job involves - The Senior Director, Facilities and Engineering Operations is the single point of contact for their assigned areas of responsibility, acting as a pivotal service provider liaison and ensuring the comprehensive delivery of Integrated Facilities Management (IFM) and workplace services. This role is critical in driving technical and operational excellence across the portfolio, ensuring safe, code-compliant, functional, comfortable, energy-efficient, and attractive facilities and site infrastructure.The successful candidate will lead a high-performing team to exceed all MSA KPIs and KSLs, achieve contractual budget goals, and foster a trusted advisor status with the client through continuous improvement and transformative solutions.This role reports directly to the Account Executive and partners closely with the client's Facilities and Engineering teams. What is the day to day? 1. Strategic Leadership & Team Management:
- Provide visionary leadership, guidance, and coaching to a diverse team of facility managers, engineers, and functional administration staff, ensuring the successful execution of IFM programs and engineering initiatives across multiple North American sites.
- Cultivate a collaborative, innovative, and "Safety First" work environment that encourages knowledge sharing and continuous improvement.
- Actively develop FM team members, preparing them for increased responsibilities and promoting top performers to ensure a resilient succession plan.
- Establish clear site-level goals in conjunction with the Account Executive and cascade SMART (Specific, Measurable, Achievable, Relevant, Time-bound) objectives throughout the JLL team's performance measuring system.
- Manage the ongoing performance review process for all direct reports, recognizing team and individual successes.
2. Integrated Facilities Management & Technical Operations:
- Oversee the implementation and delivery of comprehensive IFM services, including critical soft and hard services, with a crucial focus on reliability maintenance programs across all facilities to eliminate downtime due to equipment or facility outages.
- Manage and enhance a robust engineering and operations strategy, aligning with client goals and incorporating JLL's expertise and best practices in the life sciences industry.
- Collaborate with the client's internal teams to deeply understand their existing engineering and operations programs and proactively identify areas for improvement.
- Champion asset reliability and performance by collaborating with client operations and maintenance teams to identify critical assets and develop strategic maintenance plans.
- Conduct thorough engineering and operations assessments and analyses to identify potential risks, failure modes, and opportunities for continuous operational efficiency.
- Lead teams of Sr Facility Manager teams who analyze and trend failures and incidents, determine root causes, and implement appropriate process improvements and corrective action plans (CAPAs) in a timely manner.
- Lead teams responsible for the operation and maintenance of complex High-Pressure Steam Utility plants, including high-pressure boilers, chillers, compressed air systems, and associated distribution networks (steam, compressed air, chilled water, pumps, and piping).
- Demonstrate familiarity with high voltage electric systems, including motor control systems, underground utility lines, and associated equipment.
3. Financial Management & Resource Optimization:
- Develop and submit detailed annual site/campus operating budgets.
- Effectively manage site operating expenses to meet and exceed glide path savings targets, ensuring all savings are documented and tracked by initiative.
- Provide monthly variance analysis and submit all periodic forecasts by assigned due dates.
- Present budget and actuals summaries, including detailed commentary for all variances, in required client meetings.
- Allocate resources effectively to meet project deadlines and objectives.
- Ensure the team actively participates in benchmarking to validate performance against peers and pursue improvement opportunities.
- Work with Facility Coordinators, Facility Managers, and Contract Services to ensure all financial processes are rigorously followed for competitive bids, change control process, issuing Purchase Orders, and receipting work.
4. Compliance, Safety & Quality Assurance:
- Establish a robust compliance culture for the JLL team to operate within a highly regulated GMP manufacturing environment.
- Ensure strict adherence to all JLL policies, cardinal rules of safety, ethics, and operational practices.
- Lead by example to foster a "safety-first" work environment and culture for all craft labor and Senior FM teams.
- Ensure that all JLL staff and third-party vendor partners consistently meet all Environmental, Health, and Safety (EHS), GMP, Service Level Agreement (SLA), Key Performance Indicator (KPI), and Statement of Work (SOW) requirements.
- Guarantee compliance with portfolio-wide initiatives and all relevant local, state, and federal laws and regulations pertaining to facility operations.
- Ensure the team is always "audit ready" by strictly adhering to GMP compliance standards, completing all related training, addressing Action Items/Audit Responses, and ensuring critical PMs are completed on time.
- Prevent any notices of nonconformance, notices of violation, or regulatory findings related to services or activities directly managed or delivered by JLL.
5. Client Partnership & Stakeholder Management:
- Serve as the primary JLL Client Relationship Manager for their campus and associated buildings, including campus/building user communications.
- Build and nurture strong relationships with key stakeholders within the client's organization, including operations, engineering, and quality teams.
- Act as a trusted advisor, providing insights, recommendations, and strategic guidance on reliability best practices and JLL's expertise in the field.
- Regularly communicate and report on the progress, results, and value delivered through IFM and reliability programs.
- Set clear direction and collaborate with the client to ensure compliant and efficient operational processes are implemented by account's Senior FM's, Hard Service Managers and Chief Engineers when performing work within manufacturing utilities. This includes contractor training, review, and assurance of proper Methods of Procedure (MOPs), and navigating change control processes.
- Proactively measure and manage client feedback, both written and verbal, throughout the year through formal and informal relationship meetings.
6. Project Management & Continuous Improvement:
- Oversee "gray area" (GAP) maintenance projects within their campus according to client specifications and timelines.
- Provide cost-competitive and resource-efficient methods for delivering high-volume, relatively small-dollar facility projects.
- Drive a culture of continuous improvement, leveraging JLL's expertise and industry-leading tools and technologies.
- Identify and implement innovative solutions and technologies to enhance asset performance, reduce costs, and optimize maintenance practices.
- Support all site and JLL Sourcing initiatives to consolidate vendors, standardize SLAs, and scope of work.
- Encourage staff to submit JLL innovations or best practices implemented at their campus/sites.
- Actively seek to expand JLL's scope into related areas by leveraging current staff and partners.
- Manage scope transitions for the client by following established JLL financial and transition processes, including the development of KPIs and SLAs for all managed services.
Required Experience & Skills:
- Bachelor's Degree or equivalent working experience
- 10+ years of experience in project management, maintenance, and operations within GMP/GXP/regulated spaces and processes.
- Highly attuned people management skills, with proven ability to oversee all areas of operations and maintenance, and collaborate closely with senior site client, engineering, and client capital project managers.
- Strong knowledge of engineering principles, methodologies, and tools including, but not limited to, safety, reliability, root cause analysis, agile, lean, Six Sigma, CMMS (SAP preferred) and sustainability.
- Extensive experience managing the operation and maintenance of complex utility systems.
- Exceptional client relationship management experience, with a track record of building trusted advisor status.
- Strong problem-solving and analytical abilities, with a proven track record of identifying and addressing critical operational and reliability issues.
- Excellent verbal, written communication, and presentation skills.
- Proven record of providing excellent internal and external customer service.
- Ability to develop and execute a strategic plan aligned with firm and client goals.
- Exceptional supplier partner management experience.
- Strong project management skills, including overseeing various maintenance and small-dollar projects.
- Experience in driving OSHA compliant safety programs and maintaining environmental compliance related to facility operations (Air, Water, Waste Management).
- Experience in supporting compliant Environmental, Health, and Safety training programs related to facility management operations.
- Knowledge of standard business and accounting practices, with strong Excel skills and ability to analyze data.
Preferred
- Knowledge of Energy Reduction and Sustainability Programs.
- Experience using SAP CMMS or similar software
- Business and/or Engineering degree
