The Income Property Program Manager leads the strategy and structure for managing the organization's income producing properties. This is a hands-on role builds governance, defines vendor standards, implements reporting tools, and drives consistency across a currently fragmented portfolio. Oversees complex, strategic coordination across external vendors, internal teams, internal partners and external partners to execute a consistent national income property program. Must achieve business goals inclusive of management of overall scope and performance while evaluating programs effectiveness. Must create and execute a road map to evaluate program effectiveness and deliver tactical insights while reporting to management and other key stakeholders.


Responsibilities

  • Program Management - Develops, implements, and evaluates all aspects of assigned programs including sub-projects and related initiatives. Manages planning, schedule, resources, and risk. Ensures quality and compliance, implementing corrective action where necessary, to ensure cohesion 50 between individual projects and the overall program. Communicates key performance indicators and program metrics to the appropriate parties. Lead monthly reviews with PMCs, using KPI scorecards and field feedback.
  • Business Strategy - Collaborates with business units and senior executives to understand Bank needs, aligning the financial goals and purpose of projects to wider strategic objectives. Create the first-ever master 3-5 year capital plan across income properties while standardizing financial reporting from PMCs and consolidate into executive dashboards to track performance. Build and implement a national income property management framework. Evaluate property and develop standardized vendor contracts, SLAs, scopes of work, and compliance expectations. Develop business cases to outline and justify program level initiatives in accordance with organizational planning.
  • Relationship Development - Develops influential relationships with vendors, business leaders, and other key stakeholders in support of program success while facilitating excellent service delivery and achieving high customer satisfaction ratings. Oversees vendor selection, negotiations, issues resolution, and ongoing relationship management for assigned initiatives.
  • Facility Support - Oversees maintenance and repairs strategy to enhance reliability Income facilities and monitors timely completion of tenant work order requests. Manages preventative maintenance strategy to minimize disruption in business operations. Integrate tenant work orders into internal systems (e.g., ServiceChannel). Build centralized reporting for vendor performance, COIs, CAPEX delivery, and risk exposure. Oversee contract compliance, documentation control, and audit readiness. Conduct site visits to evaluate PMC execution and assess tenant experience.

Qualifications

Bachelor's Degree and 8 years of experience in Project Management or Program Management OR High School Diploma or GED and 12 years of experience in Project Management or Program Management

Additional Required Qualifications:

  • Corporate Real Estate Facilities and Maintenance experience
  • Progressive experience in property, facilities, or asset management
  • Strong working knowledge of property management contracts, SLAs, lease obligations, and capital planning
  • Proven ability to lead program design, vendor consolidation, and cross-functional change initiatives
  • Experience managing electrical and mechanical vendors
  • Experience performing in-depth building assessments
  • Ability to communicate and collaborate effectively
  • Experience understanding maintenance cost
  • Financial reporting for property management experience
  • 30% percent travel

Preferred:

  • Familiarity with Financial Services or regulated industries
  • Experience with national or multi-site portfolios
  • Experience implementing dashboards and reporting tools
  • Strong working knowledge of ServiceChannel or similar CMMS ticketing/maintenance platforms
  • Experience Managing Property Management companies
  • Familiarity with creating Leases
  • Certifications: ASHRAE, BOMA, and/or IFMA
