We are seeking a Director, Transaction Manager to join a JLL team responsible for executing a large volume and variety of real estate transactions that create enterprise value for Amazon, in partnership with the Amazon Global Real Estate & Facilities (GREF) team. The position is required to be based in Seattle, Washington with some travel required to support site selection activities, face-to-face negotiations and client / team interactions on a periodic basis.

What this job involves

About the role

You will join a high performing, multi-disciplinary team to deliver Transaction Management solutions to one of JLL's largest global technology clients. Overseeing a select portfolio of sites across the AMER region, this position calls for a highly-energetic leader with excellent communication, portfolio management and client relationship management skills. Comfortable in working towards achieving performance targets, you will be responsible to deliver a range of real estate transaction solutions to a client seeking both the consistency and innovation that come from a closely-integrated partnership with JLL.

Critical responsibilities include (but not limited to):

Transaction Program Management

  • Responsible for the Critical Lease Event pipeline in assigned area or specific locations - monitoring portfolio critical dates and identifying optimization opportunities in liaison with other stakeholders, including active participation in strategic plan formation and implementation of the portfolio strategy to ensure ample time to execute on aligned strategies
  • Manage high volume deal flow and negotiate high-value, large / complex leases transactions.
  • Directly manage broker vendor partners to draft and negotiate Requests for Proposals (RFP), Letters of Intent (LOI), Leases, Subleases, Purchase and Sale Agreements (PSA), and License Agreements from inception to execution.
  • Ensure all due diligence and approval requirements are completed for each transaction (e.g. Tax, Risk, Accounting, ACS, EHS, Anti-Corruption, etc.)
  • Draft spend approval documentation, working with GREF Finance team to develop financial analysis for all operating expense (opex) and capital expense (capex) investments prior to lease commitment and manage to deadlines.
  • Work with internal and external legal counsel in preparing, negotiating and executing all documentation relating to any transaction
  • Support in preparation of monthly, quarterly and semi-annual business reports including highs, lows, process improvements, help needed and lessons learned; develop additional ad-hoc reports as requested by client

Raising the Bar

  • Regularly liaise with other Transaction Managers to share best practices
  • Leverage JLL on account research team, bringing research insights, analytics and innovative ideas to regional client leadership
  • Leverage, invent and simplify best practices, including the continuous improvement of process, tools and templates
  • "See around corners" to mitigate anticipated risks/take advantage of opportunities
  • Proactively identify process in/efficiencies, formulate and execute on implementation plans, followed by tracking and demonstrating results

Client/Stakeholder Management

  • Responsible for effective transaction management service delivery to meet contractual obligations of JLL
  • Develop and maintain a detailed understanding of the client's business and key factors influencing their requirement for our services

Financial Management

  • Contribute to the achievement of key performance indicators, service levels and other measures as contracted
  • Bring the best of the JLL platform to the client by introducing innovative JLL products and services which may help the client achieve its business objectives

  • 10+ years' experience required demonstrating success in managing a large volume of transactions and/or portfolio of size and complexity
  • A track record of championing speed, flexibility and frugality in the face of rapid change and heavy workload
  • Exceptional communication and interpersonal skills; strong writing skills - able to concisely and effectively present a compelling narrative in six pages or less
  • Proven ability to thrive in a matrixed environment, managing cross-functional teams through influence versus direct management
  • Strong ability to identify and solve ambiguous problems
  • Naturally looks around corners and anticipates risks and opportunities
  • Demonstrated ability to think strategically and successfully execute tactics
  • Effective resource management and project management skills
  • Ownership mentality willing to raise their hand and take on whatever is needed to achieve objectives

Estimated total compensation for this position:

124,800.00 - 180,900.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
